RESIDENTIAL LETTINGS

Peter Clarke & Co Residential Lettings offer our clients a comprehensive range of services for all types of property, including furnished and unfurnished houses, apartments, bungalows, agricultural properties, cottages, country houses, barn conversions, town houses, new build homes/apartments/flats to include portfolio properties.

We offer either Let Only or Full Management service.

Both services include:

• Full marketing via our three offices
• Local advertising & promotion via our own new website, Peter Clarke, and national coverage on major property websites including Right Move, Prime Location, Globix and Find A Property.
• Accompanied viewings
• Referencing credit checks on all prospective tenants.
• Drafting and agreeing the tenancy agreement with appropriate deposit and rent.
• Arranging for the preparation of an inventory and schedule of condition check at the commencement of the tenancy.
• EPCs arranged.

As part of the full management service we will also:

• Collect the rent and assist with debt chasing (except where legal input is required) and account to you regularly.
• Carry out regular inspections
• Deal with any repair issues and tenants obligations
• Undertake a check out inspection at the end of the tenancy and advise and negotiate on any deposit deductions necessary.
• We will advise and deal with tenancy renewals and rent reviews on your behalf.

Development

Our experience enables us to offer comprehensive development advice from initial searches for development sites through to appraisal and assessment. Early advice on planning sites and optimising values is essential.

We are able to provide advice on the submission of planning applications whether outline or detailed with advice and assistance on planning appeals. The importance of obtaining correct professional advice at all stages of the planning process is essential in ensuring the landowner maximises the value of his assets and also ensures the developer optimises the potential of any land.

We have extensive experience in assisting with development marketing including the provision of specialist sales negotiators and providing ongoing marketing advice and appraisals as a scheme is developed out.

Valuations & Surveys

Reaching an informed decision for the purchase of your home can be assisted by a professionally prepared survey and valuation report.

Commissioning your own surveys is a simple, cost effective way to avoid unpleasant and perhaps expensive surprises. Your survey may also help you assist with the negotiation process for the purchase of your property.

Mortgage lenders often require the borrower to pay the cost of a valuation. This is not a substitute for an inspection by your own surveyor for your own purposes.

We are able to provide a valuation or a Home Buyer Survey & Valuation. A Valuation is usually prepared in accordance to your requirements for that purpose, including a sale, purchase, investment, inheritance tax, borrowing, matrimonial disputes, taxation and even gifts.

A Home Buyer Survey & Valuation is a more detailed inspection provided in a format specified by the RICS with a view to giving guidance on the repair and condition of residential properties.

A designated management department for residential and commercial properties.

We offer a range of professional services to Executors and Trustees, Personal Representatives and Administrators which principally include Sales, Valuations, Land, Buildings and Contents.

On the commercial side this will also entail dealing with rent review, lease renewals, advice on dilapidations & wants of repair, investment advice, review of insurance or security matters, general landlord and tenant issues, service charge and including advice on sub-letting, assignments & lease surrenders.
